The SIMPLE Real Estate Co. is a financially smart firm introducing a hybrid fee structure – a service fee to SIMPLE and sales commission to Buyer’s Agent. With a combined 30 years selling Manhattan real estate, Louisa and Chris know what it takes to sell a home (and it’s not rocket science) - Proper Pricing, Targeted Exposure and Experienced Negotiating. They determined a service fee is more relevant for today’s real estate landscape because the value proposition to sell a home does not scale with price, so why should the commission fee?
SIMPLE’s hybrid fee structure combines a capped $50K fee to SIMPLE (sellside) and a 2.5% sales commission to the Buyer’s Agent (buyside). In the event there is no Buyer’s Agent, the total commission will not exceed $50K.
SIMPLE’s hybrid fee structure could save you $90K-$190K when selling a $4M home.
With a traditional brokerage, the cost of selling $4M home would be $240K with or without a Buyer’s Agent. With SIMPLE, it would be $150K if there is a Buyer’s Agent and $50K if there is no Buyer’s Agent.
