SIMPLE caps its fee at $50K because at a certain price point, Sellers are overpaying. SIMPLE is the modern solution to the antiquated, limitless 6% commission structure.
SIMPLE’s hybrid fee structure combines a capped $50K fee to SIMPLE (sellside) and a 2.5% sales commission to the Buyer’s Agent (buyside). In the event there is no Buyer’s Agent, the total commission will not exceed $50K.
With a traditional brokerage, the cost of selling $4M home would be $240K with or without a Buyer’s Agent. With SIMPLE, it would be $150K if there is a Buyer’s Agent and $50K if there is no Buyer’s Agent.
